Landlords and accommodation operators often have electrical appliances provided for residents or guests. Managing these appliances properly is an important part of maintaining a safe property.

What equipment should be considered?

Depending on the property, this may include kettles, toasters, microwaves, televisions, lamps, vacuum cleaners, washing machines, tumble dryers, fridges, extension leads and other supplied portable equipment.

Is annual PAT testing mandatory?

There is no universal UK rule stating that every portable appliance must receive a PAT test every year. Inspection and testing should be proportionate to risk and any specific duties applying to the premises, tenancy or sector.

Guest and resident turnover

Higher turnover can mean equipment is handled more frequently. Visual checks between occupancies can help identify cracked plugs, damaged cables, loose parts or signs of overheating.

Records for property portfolios

For operators managing multiple properties, a consistent asset register and testing record can make compliance management simpler and help identify recurring defects.

Checks between tenancies and guest stays

Changes of occupant provide a useful opportunity to inspect landlord-supplied equipment for visible damage. Leads, plugs, casings and frequently handled appliances can be checked before the next resident or guest begins using them.

Managing failed appliances

Where an appliance is found unsafe, the record should identify the item clearly and the equipment should be prevented from returning to use until it has been repaired by a competent person or replaced.
